Goltl M ERUIAL BUILDING LEASE <br />THIS LEASE, dated for reference purposes only on the 25th day of June . 2019, is made <br />and entered into, to commence on the 1st day of July. 2019, by and between KITTITAS <br />COUNTY, a subdivision of the State of Washington, hereinafter refened to as the LESSOR, and <br />First and Last Chance Tavern LLG, hereinafter refened to as the LE$$EE. <br />WITNESSETH: <br />Lessor does hereby lease to Lessee, and Lessee hereby leases from Lessor, a that <br />certain realproperly legally described as CD. 571; TWN. EBURG; SHOUDYS 2ND ADD. <br />LOTS 4 THROUGH 1 1 & PTN. VACATED $TH BLOCK 78 and CD. 568; TWN. EBURG; <br />SHOUDYS 2ND ADD. TAX NO. 1 OF LOTS 1,2 & 16 BLOCK 77^ Said Premises are located <br />in the City of Ellensburg, County of Kittitas, State of Washington. <br />This Lease is made in accordance with chapters 2,81KQC and 36.34 RCW, and is <br />subject to the terms, covenants and conditions herein set forth. Lessee covsnants as a <br />material part of the consideration for this Lease to keep and perform each and all of the said <br />terms, covenants and conditions by it to be kept and performed. <br />1. TERM, The term of this Lease shall be for Five (5 years and will crmmence on the !-OtV <br />otlgbt2gtg_ and terminate on the last day of June,2024, except as provided hereunder. <br />2. u_s_E <br />Lessee shall use the Premises for the retail sale of beverages and food items and <br />storage and shall not use or permit the Premises to be used for any other purpose without the <br />prior writlen consent of the Lessor, <br />EENT: <br />a. Lessee agrees to pay Lessor as Rent, without notice or demand, the monthly sum of <br />One Thousand Thiee Hundred Fifty Four and 50/{00 Dollars ($1,3!4.50) in <br />advance, on or before the flrst day of each and every successive calendar month <br />during the tenn hereof, except that the first and last month's rent shall be paid upon the <br />execution of this Lease. <br />b.
