Nevada
Utah
Washington
Idaho
knitstudios.com
October 27, 2023
Patti Stacey
Facilities and Waste Operations Manager
Kittitas County
925 Industrial Way
Ellensburg, WA 98926
Re:Kittitas County On-Call Architectural Services
Task 1 – Improvements at Jail Facility (PreDesign and Schematic Design)
Dear Patti,
KNIT recognizes design and construction is complex. We are here to help. As a team we
develop whole project approaches to design, budget, schedule, project, and construction
management to meet your needs. Your solutions should be dynamic, our relationship should
be simple.
Project Description
The following is the agreed upon project scope for Task 1:
Project Notes:
The county plans on relocating to a new facility in approximately 10 years. New repairs or
products to meet durability requirements are needed to maintain the existing jail facility in
good condition for this duration at a minimum.
Knit and our team of consultants will develop a pre-design/schematic design package that
outlines the following tasks noted below with a cost opinion of work to be performed. This
document will be reviewed with the county to determine if one or more task items will need to
be developed in construction bidding packages.
This fee proposal includes field investigation, pre-design and schematic design services by
Knit and our consultant team that will include a cost opinion, that will contain project
contingencies. Once projects are allocated an additional fee proposal will be provided to
develop construction documents, issue documents for permitting, bidding and construction
administration services.
The available budget for construction is between $500,000 and $750,000 and does not
include soft costs.
MAIN JAIL
Exterior finish / coating repairs
A. Existing sanded exterior paint coating on existing concrete surfaces is failing.
The coating should be removed and refinished, after concrete panel cracking
repairs. New finishes may include new painted surfaces with high quality
concrete sealing products, EIFS or other panel system.
