Ruby St., Suite 2, Ellensburg, WA 98926 <br />CDS@CO.KITTITAS.WA.US <br />Office (509) 962-7506 <br />Fax (509) 962-7682 <br /> <br />“Building Partnerships – Building Communities” <br /> <br />AGENDA STAFF REPORT <br /> <br /> <br />AGENDA DATE: July 5, 2022 <br /> <br />ACTION REQUESTED: BOCC Signature of mylar granting final approval for the Evergreen Ridge PUD <br />Parcel B Div. 3 Plat (LPF-22-00003). <br /> <br /> <br />BACKGROUND: The Evergreen Ridge Planned Unit Development Rezone was originally approved in <br />2001 under Resolution 2011-017. In 2006 it was amended for the inclusion of an <br />additional 17 acres under Resolution 2006-026. In June of 2016, the Evergreen Ridge <br />PUD Final Development Plan was approved through Resolution 2016-072. <br /> <br /> The applicant submitted a final plat application on May 11, 2022 requesting final <br />mylar approval for the Evergreen Ridge PUD Parcel B Division 3 (Winterfall at <br />Roslyn Ridge) Plat. This plat encompasses approximately 10.13 acres of the <br />approved Evergreen Ridge PUD. It creates 9 residential duplex or recreation storage <br />lots ranging from .20 acres to .27 acres, and four separate tracts designated future <br />development. Staff has reviewed the final mylar with supporting documentation and <br />finds that it is consistent with the preliminary approval documents. Additionally, <br />final plat review has been processed in conformance with Kittitas County Code Title <br />16. The 30 day timeframe outlined in RCW 58.17.140 was extended per agreement <br />with the applicant to ensure all conditions have been satisfied. The mylar has been <br />reviewed by all reviewing departments, and all signatures have been obtained. <br /> <br />INTERACTION: Board of Commissioners, Community Development Services, Public Works, Public <br />Health, and Assessor’s Office. <br /> <br />RECOMMENDATION: Signature of the Chair on the mylar for final plat approval of the Evergreen Ridge <br />PUD Parcel B Division 3 (Winterfall at Roslyn Ridge) Plat (LPF-22-00003). <br /> <br />HANDLING: Return signed mylar to staff for transmittal to authorized agent for Treasurer <br />signature and recording. <br /> <br />ATTACHMENTS: Final mylar for Evergreen Ridge PUD Parcel B Division 3 (Winterfall at Roslyn <br />Ridge) Plat (LPF-22-00003). <br /> <br />LEAD STAFF: Jeremiah Cromie, Community Development Services Planner II
