Subject: Projected costs
Patti,
I've been doing some brain storming about the courthouse project and have come up with some ideas. Here is
what ART will target to provide you for the next review. Let me know if there is something I should add or
delete.
Option IA:
-Review possible square footage that can be added around the existing building up to 2 stories, no basement.
- Provide an average cost per square foot for new construction. Include cost increase factors associated with
structural precautions and modifications to prevent failure to existing structural components.
- Provide cost increase factors working around and in an occupied facility.
- Provide cost escalation to build in 2 years and 3 years
Option 1B:
- same as above but for a 3 story structure
Option 2:
- Cost to upgrade existing building electrical system
- Cost to upgrade existing building HVAC
- Cost to upgrade exterior facade to something similar to the Yakima County Courthouse
- New Roofing not included for existing building
* These items can be used with item 4 below
Option 3:
- provide square foot cost average to do interior demo and new construction for the existing building.
* This number can be used in association with Option 4 below.
Option 4:
- create 2 to 3 different scenarios using items above to determine how much new construction can be built on
the north site for $20M.
- Provide average cost per square foot to develop unused site for parking/ park Provide estimate of overall cost
based on remaining space available once new building s.f. is estimated.
Option 5:
I'll get feedback from our cost estimator on savings available to build single story vs. Multi story
Notes: Construction costs will be an average based on basic finishes and high end finishes ( Courtroom).
We'll provide a contingency amount in our numbers to cover miscellaneous items due to predesign phase.
Question: should the 20M include soft costs ( A/E fees, taxes, furnishings)?
Once we know some of the items above that may help determine what spaces could be moved to a new facility,
if any.
All items will be a bird's eye view to determine which items can be pursued in greater detail.
Thoughts??
Hope you have a great day. Feel free to add or delete items that may be helpful in assisting the commissioners
to make a decision.
I hope the meeting went well yesterday, despite disappointment about construction costs.

Subject: From Susan Ferrell Regarding Lot and Building
Hi Patti!
Thanks for calling the other day. 1 did some research on the MLS but also just looking at other sales not necessarily on MLS
and I'm not sure what all you need at this point but here is some initial info.
Regarding the lots, there are 5 and 1 don't see any where that they have to be sold together so you would have options of selling
them in p feces which may be a good way to go. It looks like there have been a few sales of vacant land (Central Comm and
Comm Highway) and the sales have been around 200,000 to 222,000 for a 14,000 +/- lot. So f you were to ask that per the 5
lots, equally, you would be Looking at about $58o,000 for all the land. But f you sell some of the smaller pieces you maybe able
to get a little higher per lot.
In regards to the Permit building — there have been a few sales downtown (The one on the corner of 4th _ 11g E. 4'
h and the 425
S. Main) and then on the outskirts ( The Moose Lodge 2o6 S. Main and the old attorney offLce at 200 E. 3rd). The ones
downtown are older and have office spaces and their building sq is 13, 464 for the 4th Ave building and 20, 400 in the Main
Street building — they sold at $46o,000 and $535000. The newer buildings - the attorneys building at 20o E. 3rd was 4784 SF
and the Moose was 7,000 sf — they sold at $68o,000 and $800,000. 1 think the Permit building would fall in the 500,000
range somewhere.
Please let me know f you have any other questions — Happy Wednesday!
Take Care,
Susan
