AGENDA STAFF REPORT
DATE: April 17, 2018
ACTION REQUESTED: Request to Approve Ordinance Granting Approval to Marian Meadows Planned
Unit Development (PD-17-00001), Conditional Use Permit (CU-17-00001), and
Plat (LP-17-00001)
BACKGROUND: On March 6, 2018, the Kittitas County Board of Commissioners approved the above-
referenced applications. Staff originally submitted an enabling ordinance for the
April 3, 2018 Board Agenda Session, but pulled the item from the agenda to make
some additional changes to the ordinance. A track-changes version of the ordinance
is attached to assist in review. The changes from the April 3rd version are described
below:
Condition 1
References to staffing, personnel, and training have been removed in order to comply
with RCW 82.02.050(5).
Condition 28.1
A statement that road mitigation would not be required has been removed. The
Board added road mitigation requirements at Condition 48.
Condition 29 and 30
The Board removed parks and recreation and police mitigation requirements at
Condition 1. Conditions 29 and 30 have been revised for consistency.
Miscellaneous
Other typographical, grammatical, and formatting corrections have also been made.

RECOMMENDATION: CDS staff recommends that the Board of County Commissioners approve the
proposed Ordinance for the Marian Meadows Planned Unit Development (PD-17-
00001), Conditional Use Permit (CU-17-00001), and Plat (LP-17-00001).
