KITTITAS COUNTY <br />DEPARTMENT OF PUBLIC WORKS <br />AGENDA DATE: <br />ACTION REQUESTED: <br />AGENDA STAFF REPORT <br />March 1, 2011 <br />Approve & Sign two (2) Amendment to Leases <br />for the Cascade Pallet Company for Airport <br />Industrial Area Property. <br />BACKGROUND: On February 12, 1998, the Cascade Pallet <br />entered into a lease for County land located at <br />the Bowers Field Airport within the Industrial <br />Area. Cascade Pallet conducts a pallet <br />construction business on approximately <br />131,551 square feet of Industrial area property. <br />Then on October 6, 1998, Cascade Pallet <br />entered into another lease for industrial <br />property adjacent to their first lease for <br />approximately 131,551 square feet. <br />Per RCW 36.34.180 the county is required to <br />renegotiate these long-term leases every 5 <br />years. Cascade Pallet's lease is set up to <br />renegotiate the rent every two years due to the <br />low rate they are currently paying. As of <br />February 28, 2009, these leases were up for <br />renegotiation. <br />According to Paragraph #3 of both leases <br />"Adjustment of Rental" the County has the right <br />to increase rental rates provided that the <br />annual rental rates shall not increase to more <br />than 10% of the previous year's annual rental <br />rate. We are proposing to increase rental at <br />10% on both leases <br />He is currently at $.043 per square foot on both <br />leases, and with the increase will be at $.047 <br />per square foot. In monetary amounts this <br />means an increase of $526.20 per year, per <br />lease.. <br />INTERACTION: Public Works; Suzanne Becker <br />
