KITTITAS COUNTY <br />DEPARTMENT OF PUBLIC WORKS <br />AGENDA STAFF REPORT <br />AGENDA DATE: November 19, 2024 <br />ACTION REQUESTED: Request to Approve & Sign an Amendment to Lease with <br />Valley Fence, Inc. for Airport Industrial Property. <br />BACKGROUND: On August 1, 2017, Valley Fence, Inc. entered <br />into a lease for County land located at Bowers <br />Field within the Industrial Area. Valley Fence, Inc. utilizes <br />the property for a fencing business on approximately 1.86 <br />acres of industrial area property. <br />INTERACTION: <br />Per RCW 36.34.180 the county is required to renegotiate <br />these long-term leases every 5 years. As of August 2022, <br />this lease was up for renegotiation and was not completed <br />by prior airport staff. <br />According to Paragraph #3 of the lease "Adjustment of <br />Rental" the County has the right to increase rental rates in <br />accordance with the CPI Index "All Cities -All Items Size <br />Class D Under 50,000". In 2018, this CPI Rate was <br />discontinued by the U.S. Bureau of Labor Statistics and <br />upon discussion with the Prosecuting Attorney's Office a <br />standard rate of ten percent (10%) was approved for rental <br />rate adjustments going forward for the Industrial Area. <br />The current lease amount is $.063 per square foot for said <br />lot, increasing to $.07 per square foot. <br />Public Works <br />RECOMMENDATION: Move to Approve Board signature on an Amendment to <br />Lease with Valley Fence, Inc. for property located within <br />the Industrial Area at Bowers Field. <br />HANDLING: <br />ATTACHMENTS: <br />LEAD STAFF: <br />Return 1 original to Public Works <br />Lease Amendment; Original Lease <br />Josh Fredrickson <br />Public Works Director <br />
