Wales Investments LLC, Ryan Wales
PO Box 1681
Ellensburg, WA 98926
RE: Bowling Alley Lease
To Whom It May Concern:
Regarding the bowling alley lease section E, item number 1, which specifies that the grand
opening of the facility is within 18 months, we are requesting an extension of this timeline
due to the following uncontrollable and/or unforeseen circumstances.
• The main electrical service coming in from the City of Ellensburg did not have the
correct voltage/supply for the new pinsetter equipment being installed. This
required the service to be replaced. The City of Ellensburg then had to upgrade the
transformers and wire that was servicing the building to supply the correct amount
of power.
• With the new transformers and service being designed this brought up another issue
that the existing HVAC equipment would cause too much draw from the grid causing
potential flicker rates that were out of standard for the City of Ellensburg. We then
had to replace both HVAC units to the building and consult with a company that
could time the start of the new units so that neither one of them came on at the
same time to avoid this problem.
• Our vendor, Brunswick, is the only bowling alley equipment manufacturer that can
supply the equipment needed to complete this project. At the start of this project
they were going through a model/equipment change that created supply change
