KITTITAS COUNTY <br />DEPARTMENT OF PUBLIC WORKS <br />AGENDA DATE: <br />ACTION REQUESTED <br />AGENDA STAFF REPORT <br />August 20, 2024 <br />Approve and sign Lease Addendum for Airport <br />Safe Storage LLC <br />BACKGROUND: On April 1, 2008, Airport Safe Storage LLC entered <br />a lease for County land located at Bowers Field <br />Airport within the Industrial Area. Leased areas are <br />Lots C-34 and C-35 of the Bowers Field Airport <br />Binding Site Plan 2nd Amendment, Recorded in <br />Book 45 of Surveys, Pages 80-83. An adjustment of <br />rental rate was previously approved through a lease <br />amendment April 3, 2018. <br />INTERACTION: <br />RECOMMENDATION: <br />HANDLING: <br />ATTACHMENTS: <br />LEAD STAFF: <br />Per RCW 36.34.180 and the approved lease, the <br />County is required to renegotiate these long-term <br />leases every five years. As of April 2023, the five- <br />year renegotiation was due. It is unclear the reason <br />this lease was not renegotiated at that time. <br />The lease "Rental Rate Adjustment" referenced a <br />Consumer Price Index (CPI) for re -adjustment (Size <br />Class D under 50,000) which has been discontinued <br />by the U.S. Bureau of Laor Statistics. <br />For continuity with current lease adjustment <br />procedures an increase of ten percent (10%) every <br />five years through the Lease term. <br />Public Works; Airport Safe Storage LLC <br />Approve and Sign Lease Addendum <br />Return one original to Public Works <br />Lease Addendum; Original Lease <br />Josh Fredrickson, Public Works Director <br />
