2018-11-13 MINUTES 1 <br />COMMISSIONERS' MINUTES <br />KITTITAS COUNTY, WASHINGTON <br />COMMISSIONER’S CONFERENCE ROOM <br />SPECIAL MEETING <br /> <br />TUESDAY 11:00 A.M. NOVEMBER 13, 2018 <br /> <br />Board members present: Chairman Laura Osiadacz and Commissioner <br />Cory Wright. Excused: Vice-Chairman Obie O’Brien. <br /> <br />Others: Julie Kjorsvik, Clerk of the Board; Brett Wachsmith, <br />Treasurer; Neil Caulkins, Deputy Prosecutor; Denny & Jenny Kuenzli, <br />Anytime Fitness; and 2 members of the public. <br /> <br />SPECIAL MEETING BOWLING ALLEY/ANYTIME FITNESS COMMISSIONERS <br /> <br />At 11:00 a.m. Chairman Osiadacz opened a Special Meeting to receive <br />an update from representatives of Anytime Fitness on a proposal to <br />lease the County owned building formerly known as the “Bowling <br />Alley”. <br /> <br />Denny and Jenny Kuenzli, representatives of Anytime Fitness provided <br />documents and reviewed information relating to an option of leasing <br />with improvements to the facility. <br /> <br />Neil Caulkins, Deputy Prosecutor indicated it could be possible for <br />a lease up to 35 years however; it would depend on a formula that <br />relates to what the value of improvements would be to the facility. <br />Commissioner Wright said at first glance he would like to look into <br />pursuing the project as they have a business plan in place, as well <br />as available resources. Chairman Osiadacz felt the proposal would <br />be good for the County and beneficial to the community. There was <br />discussion on the proposal of having the County be financially <br />responsible on the buildout including a vanilla shell and <br />reimbursement for full costs of flooring, interior paint, and <br />interior doors. Ms. Kuenzli noted how they would like to include an <br />assignment of lease within the agreement and Mr. Caulkins said that <br />could be possible to list in the document. <br /> <br />Commissioner Wright said he would follow up on the valuation portion <br />with a possibility of a 35 year lease, as well as their proposal of <br />funding to be paid by the County for the vanilla shell and other <br />costs outlined in their documents. <br /> <br />Meeting adjourned at 11:25 a.m. <br />KITTITAS COUNTY COMMISSIONERS <br />CLERK OF THE BOARD KITTITAS COUNTY, WASHINGTON <br /> <br /> <br />Julie Kjorsvik Laura Osiadacz, Chairman <br />
