• Term of lease: Lessee agrees to pay Lessor as Rent, without notice or demand, the monthly sum of One  Thousand
  Three  Hundred  Fifty  Four  and  50/100  Dollars  ($1,354.50)  in advance,  on  or  before  the
  first  day  of  each  and  every  successive  calendar  month during the term hereof, except that
  the first and last month’s rent shall be paid upon the execution of this Lease.
  Annual increases of 5% will take effect January 1st each year.
  In the event of a percentage increase in the Leasehold Tax amount owing to the State Department of
  Revenue, then Lessee’s base rent amount shall increase accordingly, commencing on the first day of
  the month in which said increase shall come into effect as payable to the Department of Revenue.
