BACKGROUND INFORMATION <br /> Proposal: A Road Variance from Nathan Weis, owner of parcels 952139/952140 located at 520 <br /> Jenkins Drive, Cle Elum, WA and Matthew Stadler, applicant. The applicant is requesting a <br /> variance from the 2024 Kittitas County Road Standards, specifically: <br /> ■ Section 12.04.07.060 Access Design Requirements: Maximum grade of 10% <br /> ■ Table 12.04.07-1 Minimum Driveway Standards: Grade, width, and surfacing <br /> requirements. <br /> The applicant is requesting approval to construct a gravel access road with grades of up to 25% <br /> to serve a proposed Wireless Communication Facility (WCF) tower on Parcel 952139. The <br /> applicant states the road design will be developed to maintain grades at or below 10% wherever <br /> feasible, with steeper grades limited to areas where terrain constraints make compliance <br /> impractical. <br /> Proposed Mitigation: The applicant proposes to minimize the length of roadway segments <br /> exceeding 10% grade and, where feasible, follow the natural terrain to reduce the overall <br /> steepness of the access road. <br /> Site and Traffic Information: The subject property is located within the Suncadia/Tumble Creek <br /> gated community. Access to the proposed WCF tower will be provided via an existing private <br /> road system within the development. <br /> Permits: The following land use permits have been completed for parcels 952139/952140: Pre- <br /> Application Meeting PM-25-00009, Administrative Conditional Use ACU-25-00003, SEPA SE-25- <br /> 00020, and Long Plat LP-23-00002. <br /> Location: Parcels 952139/952140 located at 520 Jenkins Drive in Cle Elum, WA. It is located in <br /> Township 20N, Range 15E, Section 31. <br /> II.
