ATTACHNIENT TO ROAD STANDARDS VARIANCE <br /> APPLICATION BY BEAU&KASSIDY SIIAIN <br /> Response To Item 2 Narrative Project Description:Parcel No.555235 consists of approximately five <br /> acres.A mobile home has been located on the property since the mid-1970s and has been continuously <br /> occupied since its placement.The property has been under the current family's ownership since 2017. <br /> The current owners have obtained a building permit from Kittitas County,and construction of a new <br /> residence on this property is presently underway.Upon completion of the new residence,the owners <br /> intend to occupy it as their home and remove the existing mobile home from the property.Following <br /> removal of the mobile home,the driveway currently serving that structure will be relocated approximately <br /> 75 feet to the northeast,while remaining entirely within the parcel boundaries. <br /> Because the property has long been used for residential purposes,and because the existing mobile home <br /> will be removed upon occupancy of the new residence,the project will not create an additional dwelling <br /> unit or increase the residential population of the parcel.Accordingly,no increase in traffic on the road is <br /> anticipated. <br /> Response to space reason for the variance request:There is an existing access point on the property <br /> that has been in use since the mid-1970s.Upon completion of construction of the new residence,the <br /> existing mobile home will be removed,and the current occupants will relocate into the new home.As a <br /> result,the project will not create an additional residence,add occupants,or increase traffic on the road. <br /> This property was among the first parcels developed along this road in the 1970s and has been <br /> continuously occupied since that time.The applicant is not proposing any new or expanded use that <br /> would increase traffic.In addition,the other properties served by this road have already been developed, <br /> and no future development is anticipated to rely upon this access road. <br /> Accordingly,because the access has existed and been used continuously since the mid-1970s,and because <br /> the proposed project will not increase traffic or create additional road impacts,a road certification should <br /> not be required as a condition of obtaining an access permit for this existing access. <br /> Information:This application also includes parcel information sheets from the Assessor's website for <br /> each residence that uses this road for access.These materials are provided to demonstrate that all lots <br /> served by the road have already been developed,and that each obtains access from this same road. <br />
