1 <br />BXHIBIT F <br />INSURANCE REQUIREMENTS <br />F.l General Require ments. At all tirnes when this Lcase is in e ffect l.essee shall rnaintain in <br />forcc all required insurancc coverage and shall have on file with the Lessor Certificates of <br />lnsurancc evidencing thc same. All certit'icates shall be signed by a person authorized by the <br />insurer and licensed by thc State of Washington. All policies, except any policies required lbr <br />workers' compensation or errors and omissions, and the cerlificates evidencing coverage shall <br />namc l-essor and Lessor's Associatcs as additional insureds. Lessec shall provide for a renewal <br />of all insurance covcrage on a tirnely basis to prevent any lapsc in coverage. l,essor retains the <br />right to approve any deductibles, and l.essee shall notiff l.essor of any material erosion of the <br />aggregate limits of any policy. Lessee's policies shall be primary. <br />F.2 Minimum Requirements. Lessor's insurance requirements are minimum requirements as <br />statcd in the Bowcrs Field Minimum Standards, and Lessee is responsible to obtain adequate <br />insurancc coverage as Lessee may determine. Exceptas otherwise expressly sct forth in this l,easc, <br />Lessee assumes all risk under this Lease (including, but not limited to, busincss interruption <br />claims) whether or not insured. <br />F'.3 Waiver of Subrogation. Notwithstanding any other provision contained in this Lease, <br />each of the parties hereby waives any rights of subrogation it may have against the other pafty <br />for loss or damage from any risk that is covered by insurance (including, but not limited to, <br />claims for business interruption), Each of the parties shall obtain a clause or endorsement <br />providing for such waivcr of subrogation in any policies ol insurance required under this Lease. <br />F.4 Terms Subject to Change. Lessor, in its sole and absolute discretion, teseryes the right to <br />review and adjust at any time Lessee's required insurance limits, types of coverage, and any other <br />terms applicable to insurance to insure against any risk associated with this Lease or Lessee's use, <br />occupancy, ol operations at the Airport. Among other things, Lessor may review any or all <br />insumnce coverage on a periodic basis and in connection with any specific activity or event <br />associated with the Airport or proposed by Lessee. <br />F.5 Reimbursement for Increased Costs to Lessor. If any insurance carricr providing <br />coverage to Lessor increases its charge ofany policy of insurance carried by Lessor as a result of <br />this Lcase or Lessee's use, occupancyo or operations at the Airport, Lessce shall pay the amount <br />of such incrcase within ten (10) days alter Lessor delivers to Lcssce a certified statement from <br />Lessor's insurance carricr stating the amount ofthe increase attributable to Lessee, <br />J' <br />tAAtt^ <br />3l <br />a( <br />LESSOR I')
