BACKGROUND INFORMATION <br /> Proposal: A Road Variance from Andi Delic, owner of parcel 602534 located at 360 Bunker Road <br /> Ronald, WA represented by Erin Minton (applicant) is requesting a variance to the 2024 Kittitas <br /> County Road Standards:Table 12.04.04-1 Private Road Minimum Standards: <br /> • Grade exceeding 10% <br /> • Width less than 22 feet <br /> • Cul- de -Sac requirement for Fire Apparatus Turnaround <br /> The request is to certify Bunker Road 'As Constructed'. Road certification is a requirement of <br /> their access permit. <br /> Site Information: The subject property is lot 30 of Baker's Acres Plat (established in 1971). <br /> Bakers Acres Plat includes 19 lots. There are 11 parcels addressed on Bunker Road, 4 lots remain <br /> undeveloped and 4 lots are addressed off State Route 903. <br /> Bunker Road extends northwest from its intersection with Bakers Road. The subject parcel is <br /> located approximately 0.25 miles northwest of this junction. A field visit found the road width <br /> varies from 16 to 20 feet and includes a pullout at approximately 760 feet from the intersection. <br /> Two segments exceed a 10%grade, each approximately 50 feet in length: one at the paved <br /> intersection of Bakers Road and Bunker Road with a grade of about 13%, and a second segment <br /> also measuring approximately 13%. <br /> Proposed Mitigation:The applicant proposes widening turnout area and managing vegetation <br /> to improve lines of sight. <br /> Permits: Parcel 602534 has active permits for access AC-24-00045, and 2 building permits BP- <br /> 24-00552 (residential), BP-25-00686 (accessory building). <br /> Location: Parcel 602534 is located is located in Township 20N, Range 14E, Section 12. <br /> II.
