1. Property Tax Parcel numbers: 880833 & 890833 (it is close to both, see <br />pictures and maps) <br />2. Narrative Project Description <br />The subject property is currently served by a residential access that crosses <br />Washington Department of Fish and Wildlife (WDFW) property. During a recent <br />cultural resource review, artifacts were identified within the existing driveway <br />corridor located on WDFW land. <br />To ensure full evaluation of potential impacts, a comprehensive cultural resources <br />survey was also completed for the applicant's entire property. Based on those <br />findings, and in an effort to avoid further disturbance, eliminate reliance on access <br />across WDFW land, and establish a long-term compliant solution, the applicant is <br />proactively proposing construction of a new, direct commercial access to the <br />County roadway. <br />The proposed access location provides approximately 180 yards (540 feet) of sight <br />distance in both directions, exceeding the County's minimum requirement of 475 <br />feet, and meets applicable driveway spacing requirements for this roadway <br />classification. <br />The access will be constructed in full compliance with Kittitas County Road <br />Standards, including required culvert sizing and asphalt apron installation. <br />Drainage design will maintain existing flow patterns and avoid adverse impacts to <br />roadside conveyance or adjacent properties. <br />Upon completion of the new access, the existing residential driveway will be <br />permanently gated and removed from regular vehicular use. <br />3. Provision of Road Standards & How the Applicant Wishes to Vary <br />The applicant proposes to abandon the existing residential access and construct a <br />new commercial access at the proposed location. The proposed access will meet or <br />exceed all applicable Kittitas County Road Standards, including: <br />Minimum sight distance requirements <br />(475 feet required; approximately 540 feet provided in both directions) <br />Driveway spacing requirements <br />Pg. 1 Cross Valley Training Center <br />
