S u ncad ia Devetoper Agreement Extensio n req u est Feb.3,2026 <br />Members of the County Ptanning Commission; <br />I am Bruce Chattin, 281 Rocking Chair Rd., Suncadia. I am a futltime resident and a <br />Homeowner's Representative to the SROA Board of Directors. <br />Thank you for this opportunity to comment on the proposed extension of the Suncadia <br />DeveLopment Agreement and I Support the extension request as recorded. <br />I appreciate the assistance of JameyAyl.ing and BradLey Gasawski for their assistance in <br />providing an accurate overview of the proposed extension. Their knowl.edge provided me the <br />opportunitli{o communicate to our homeowners, what the proposed extension of the <br />Devel.opment Agreement was and wasn't and most importantly, what the changes were and <br />were not in the proposed extension. There are on[y 2 tracked changes contained in the Second <br />Amendment of the Restated Agreement in Exhibit D and those are to amend the dates of the <br />current agreement from 2030 lo2Q45. <br />I aLso appreciate the simil.ar comments our Suncadia homeowners have provided. <br />The proposed extension of the current agreement recognizes the downturn in economic, <br />construction and real estate markets that have occurred making the abil.ity to meet the 2030 <br />compLetion date difficuLt to achieve. The extension attows Suncadia to extend the date to <br />buil.d out the resort under the same terms and conditions as are currentl,y in pl'ace. <br />Additional.l,y, it requires the instal.l.ation of Knox boxes on gated neighborhoods and the 903 gate <br />for Fire Department access and keeping the 903 gate open during an evacuation order. <br />Our current deveLoper; New Suncadia has been in pLace for 4 years and inherited the 2000 and <br />restated 2008 current devel.opment agreements from two previous devetopers. I appreciate <br />efforts of the Gounty and Devel.oper to review the overal,l, progress and conditions being met. <br />Thank you again for this opportunity and woul.d urge the Commission to pass the extension <br />request of the current Devel,oper Agreement.
