SCOPE OF THE APPRAISAL <br /> The following steps were used in arriving at the final estimate of value for the subject property: <br /> 1. After receiving the assignment, a preliminary search of all available resources was made <br /> to determine market trends, influences and other significant factors pertinent to the <br /> subject property. <br /> 2. A physical inspection of the property was performed. Although due diligence was <br /> exercised while inspecting the subject, the appraiser is not an expert in such matters as <br /> pest control, structural engineering, hazardous waste, etc., and no warranty is given <br /> relative to these elements. As needed, inspections by various professionals within these <br /> fields might be recommended with the final estimate of value subject to their findings. <br /> 3. A second review of the data was then performed with the most relevant factors extracted <br /> and considered. Sales data was examined in order to determine the type and extent of the <br /> data with which to compare directly to the subject. The appraisal report was then completed <br /> in accordance with standards dictated by THE APPRAISAL FOUNDATION and lender <br /> guidelines. The report included all data and information needed to lead a reader to a similar <br /> value conclusion. <br /> 4.
