SALES COMPARISON APPROACH <br /> The application of this approach produces an estimate of value by comparing the subject <br /> property to similar properties that have sold recently or that are currently being offered for sale in <br /> the immediate and surrounding area. Procedures used to estimate the degree of comparability <br /> between the two properties involve judgment decisions concerning their similarity with respect <br /> to many value factors such as location, construction, age, condition, functional utility, size and <br /> overall desirability. The sale price of properties judged to be the most comparable tend to set a <br /> range in which the value of the subject property should fall.
