4.5 Siognage and Advertising: <br />LESSEE is not authorized to install or operate any signage outside of enclosed structures <br />on the PREMISES, other than the property address and hangar number, or at the airport, <br />except with the prior written approval of LESSOR. LE03v3'E".E <br />agrees that airport access credentials are the property of LESSOR and ma y be suspended <br />or revoked by LESSOR i6 n its sole discretion at any time., LESSEE shall pay all fees <br />associated with such credentials, and LESSEE shall immediately report to the Airport <br />Management any lost credentials or credentials that LESSEE removes from any employee <br />or any of LESSEIIE3S associates. <br />4*7 Removal of Disabled Aircraft: <br />LESSEE shall promptly remove or cause to be removed from any portion of. the airport not <br />1P,qv.Pd liv TFSCFF the, aircraft or anv tether aircraft that LESSEE owns or controls if it <br />t9 <br />t <br />becomes disabled. LESSEE may store such <br />aircraft within LESSEE's enclosed <br />ide <br />mnrnvements or with LESSOR I s prior written consent.. elsewhere at the airport on terms <br />and conditions estab <br />lished byIt LESSEE fails to comply with this requirement <br />after a written request by LESSOR to comply (unless the location oi the airplane requires <br />immediate removal from active runways or taxiways precluding ability for wri <br />en <br />notification),LESSORmay,but isnotrequi <br />red to, cause the removal of any such aircraft <br />at LESSEE'S sole expense by any means that LESSOR reasonably determines. If LESSOR <br />is required to move an aircraft from an active runway or taxiway, for failure of LESSEE to <br />do so, those costs will also be borne by LESSEE. Any such costs incurred by LESSOR <br />shall become due and owing immediately from LESSEE, and subject to late tees, penalties <br />and interest as set forth for late monthly payments. 408 <br />Maintenance, Repair, Utilities, and Storage: <br />LESSEE'S use, occupancy, and operations at the PREMISES shall be without cost or <br />expense to LESSOR. LESSEE shall be solely responsible to design and construct all <br />Improvements and to maintain, repair, reconstruct, and operate the PREMISES and all <br />improvements at LESSEE'S sole cost and expense, including, but not limited to, all charges <br />for utility services and their extension, installation and maintenance, janitorial services, <br />waste disposal, weed control, and on -premises ramp repair and snow removal.
