Pearson <br />PO Box 1776 <br />Ellensburg, WA 98926 <br />I3IT'TI11rg1B► 40,4>iJ <br />DEPARTMENT OF PUBLIC WORKS <br />Josh Fredrickson, Director <br />VIA CERTIFIED MAIL <br />Subject: Transmittal of Appraisal Report and Re -affirmation of Acquisition Offer <br />Dated November 22, 2024. <br />Dear Mr. Pearson: <br />As previously communicated, Kittitas County plans to proceed with the Whiskey Creek <br />Siphon Project, necessitating a fee acquisition of 9,230 square feet on Lot lA (APN 962710) <br />and a temporary construction easement for 8,040 square feet on Lot I and 16,461 square <br />feet on Lot 1C (APN 962712). The enclosed appraisal report was prepared for this project. <br />The appraisal report determined that the just compensation for the fee -acquisition and <br />temporary construction easement is Sixteen Thousand Two Hundred Dollars ($16,200). <br />Per the letter dated November 22, 2024, Kittitas County previously made an offer of <br />Eighteen Thousand Three Hundred and Forty -Four Dollars and Eight Cents <br />($18.344.081 for your property or property rights. With this correspondence, we are re- <br />affirming this offer. <br />The Internal Revenue Service (IRS) requires that the Agency obtain your correct taxpayer <br />identification number (TIN) or social security number (SSN) to report income paid to you as a <br />result of this real estate transaction. <br />Payment for your property and/or property rights will be made available to you approximately 45 <br />days after you accept the County's offer, provided that there are no delays in closing the <br />transaction caused by the Pearson Estate. The date on which payment is made available to you is <br />called the "payment date". On that date, the County becomes the owner of the right-of-way <br />property purchased and is responsible for its control and management. For the temporary <br />construction easement, our control and management begin as specified in the terms of the <br />Temporary Construction Easement. <br />411 N.
