KITTITAS COUNTY AIRPORT DEPARTMENT OF PUBLIC WORKS LEASE THIS LEASE made and entered into this 1st day of January, 2025 by and between Kittitas County, a municipal corporation in the State of Washington, hereinafter referred to as the LESSOR, and Ellensburg Pallets LLC, a Washington Corporation with a Washington Secretary of State UBI number of 603402078, hereinafter referred to as the LESSEE. WITNESSETH: The Lessor hereby agrees to lease to the Lessee, and the Lessee hereby agrees to lease from the Lessor, the following described real property (hereinafter the "Property'): See Exhibit `A" attached hereto, also described as: The North 305.00 feet of Lot C-38 of that certain Record of Survey recorded in Book 45, Page 81, under Auditor's File No. 202301190002, records of Kittitas County, Washington. Containing 99,630 square feet. Kittitas County reserves the right of access to the Southern portion of said Lot C-38 for Kittitas County and any assigns by a 20' wide access, the centerline of which is described as follows: Beginning at the Northwest corner of Lot C-38, thence N88109'51"E, 57.70 along the North line of said lot to the true point of beginning of 20' wide strip; Thence S05"12122"E,156.65 feet; Thence S3138'14"E, 188.73 feet to the South line of lease area and terminus of 20' wide strip. AND Three (3) buildings upon Lot C-38 of the Kittitas County Amended Binding Site Plan described as (1) 800 square foot Quonset; (1)1,500 square foot Pole Building and (1) 168 square foot Cider Block Building. This lease is made in accordance with Chapter 2.81 KCC. This lease is subject to the provisions of Chapter 59.12 RCW as currently existing of hereafter amended. 1.
