The remaining open space isfor proposed naturat areas and recreation such as hiking & motorlzed <br />trait use. The proiect is proposed to be devetoped in 5 phases over a 20-year period. <br />2. The project, conslsting ol 24 parcels, is tocated off state Route 903 approximatety 3.6 mite's northwest of <br />the intersection of State Highway 903 and Bull Frog Road, northwest ol Rostyn, WA in SEC 1 TWP 20 RGE 14; <br />pTN NW 1/4, SEC 1 TWP 20 RGE 14; PTN SW 1/4, a portion of PTN SW 1/4 SEC 01 & PTN NW 1/4 SEC 12 and <br />SEC 12, TWP 20, RGE 14 in Kittitas Gounty. Parcel numbers are 950570, 950581, 950582, 950583, 950584, <br />g505g5, 950596,950587,950588, 950589, 950590, 950591,950592,950592,950593, 950594, 950595' <br />950596, 950597, 950598, 950761, 950762, 17 1934, 1 2065, 20202. <br />3. The Kittitas County Comprehensive Plan's Land Use Eloment designates the subiect property as Rural <br />Recreation and the current zoning is Rural Recreation. <br />4. Community Development Services received the rezone application and the short ptat appl'ication on <br />Marc h 26, 2024. A Notice of Apptication was issued on June 20, 2024 - <br />S. Community Development Services issued a Mitigated Determlnation of Non-Significance (MDNS) on <br />November 1 4, 2024. No appeats were filed. <br />6. On Decemb er 17,2O24, the Kittitas county Hearing Examiner conducted an opon record hearing where <br />testimony was heard. On January 2, 2}25the Hearing Examiner submitted his Recommended Findings of <br />Fact, Conclusions of Law, and Conditions of Approvat of the Rostyn Ridge West PUD Rezone and Preliminary <br />Short Ptat. <br />7. The Board of County Commlssioners conducted a pubtic meeting on March 4, 2025 for the purpose of <br />consideringthe Rostyn Ridge West PUD Rezone (PD-24-00001) and Pretiminary Short Pl'at (SP-24-00004). <br />B. The Board of Gounty Commissioners, after review of the record, a motion was made and seconded that <br />th€ proposed Rostyn Ridge West PUD Rezone(PD-24-00001)) and Pretiminary Short Ptat (SP-24-O004) be <br />approved, the motlon carried with a vote of <br />-to -.
