<br /> <br />2 <br /> <br />1. On March 4, 2025 the Board of County Commissioners signed Ordinance 2025-002 granting <br />approval of the Roslyn Ridge West Zone Change and associated Short Plat Subdivision. <br /> <br />2. The proposal was a preliminary planned residential development totaling 61 units and open space <br />on approximately 164.32 acres. (Ordinance 2025-002). <br /> <br />3. According to Kittitas County Code 17.36.040, following approval of the preliminary <br />development plan by the County, a final planned unit development plan shall be submitted to the <br />Department of Community Development Services of Kittitas County meeting various criteria and <br />before lot sales or building construction commences, the developer (owner) shall submit a final <br />development plan for approval by the Planning Commission. <br /> <br />4. The applicant submitted a final development plan for phases 1-3 to Community Development <br />Services on March 20, 2025 and, following a request for additional information by CDS on April <br />4, 2025 submitted additional information on May 6, 2025. <br /> <br />5. Community Development Services staff have determined that the planned unit development <br />project is consistent with the preliminary planned unit development plan approved in 2025 and <br />meets the conditions imposed by Resolution 2025-002. <br /> <br />6. The subject property is located off State Route 903 approximately 3.6 miles northwest of the <br />intersection of State Highway 903 and Bull Frog Road, northwest of Roslyn, WA in SEC 1 TWP <br />20 RGE 14; PTN NW 1/4, SEC 1 TWP 20 RGE 14; PTN SW 1/4, a portion of PTN SW 1/4 SEC <br />01 & PTN NW 1/4 SEC 12 and SEC 12, TWP 20, RGE 14 in Kittitas County. Parcel numbers <br />are 950570, 950581, 950582, 950583, 950584, 950585, 950586, 950587, 950588, 950589, <br />950590, 950591, 950592, 950593, 950594, 950595, 950596, 950597, 950598, 950761, 950762, <br />171934, 12065, 20202. <br /> <br />7. The proposed location, phasing, and development character is consistent with the plans <br />previously approved in 2025, and further meets the timelines of the Code. <br /> <br />8. On July 15, 2025 the Board of County Commissioners approved the submitted final <br />development plan in conformance with Ordinance 2025-002 with a vote of ___- ___ as <br />conditioned. <br /> <br />
