Road Standard Variance Application <br />831 Hawthorn Ln, Easton WA 98925 <br />1. 111634 <br />2. Our project consists of a tong plat of parcel listed about into 6-5 acres lots. The tong plat would <br />include a new easement up to private road standards with a roundabout for emergency vehicles <br />access. <br />3. We are applying/requesting three variances: <br />a. The first variance is for a secondary access for Hawthorn Ln. <br />i. Reason for variance request: Hawthorn island tocked from reaching Sparks Road or <br />and road in the vicinity. After asking a few parcel owners if they would allow a <br />secondary (gated) easement, we were denied such request. <br />b. The second variance is for the resurfacing of Hawthorn Ln. <br />i. Reason for variance request: Many residents already maintain Hawthorn and it is in <br />excellent shape. Earlier this year, we paid a company to grade, roll, rock, ditch, and <br />oil up from the beginning of Hawthorn all the way to where parcel 111634 starts <br />fixing all the potholes and making Hawthorn a safer road. <br />c. Third variance is for the easement width of Hawthorn Ln. <br />Reason for variance request: Although there is a good chance that does meet the <br />"50ft Minimum Easement Requirement" we are requesting a variance if it does not <br />because when we spoke to a couple of the neighbors and it is highly unlikely that <br />they would be okwith giving up some land to make the easement wider as it has <br />been working great for years. <br />4. For the three variances requested, we propose the following: <br />a. Certifying Hawthorn Ln. We think this would be a huge benefit for all the residents living on <br />Hawthorn In making sure there is adequate access to emergency services such as medical <br />and fire services. This would ensure that Hawthorn Ln is up to standards <br />b. Increase the width of the current easement on parcel 111634 from 15' to 50' per code with <br />an up to standard and an additional 900ft of up to standard road leading into the current 30- <br />acre parcel of overgrown/non maintained land. <br />c. Start developing some of these lots for new families to move out here and help maintain the <br />road, be members of the community and help with maintaining the land. <br />d. Additional turn around for emergency vehicles. <br />e. We are open to discussion of including fire sprinkler systems in the new homes to further <br />mitigate fire dangers. <br />5. No, no current pending applications or issues associated with this property. <br />
