construction from Dingbat Rd to the bridge may meet the 16 ft wide standard, after the
bridge crossing through additional DNR land, including through. a heavily wooded area
and side sloped land, it does not- it is standard gravel logging road width of approx. 10-
12' width.
The easement then crosses a corner of the Caron property (still serving all 3 property
owners in the inhotding) and onto Warren property, and later splits one direction to
continue on to the Caron and Schroeder properties, and the other to the building site in
question.
The section of the driveway that Ms. Cruse found was steeper than 10% lays within the
last approximately 150' - 200' before reaching the building site. That stretch contains a
stairstep type topography. We have had fully loaded (gravel) 8 yd dump trucks, my 22'
travel trailer, and various vehicles hauling togging and other equipment traverse that
stretch without issue. The only vehicles that have had issues are my pickup without
weight in the bed, in 2 wheel drive and through a little too thick gravel causing spinning
back wheels (prior to compaction, and/or redistribution of that gravel to mitigate that
issue). Additionally, Mr. Caron, through the years has had concrete trucks and propane
trucks access his place, which has a similar short throw steep stretch (with a hairpin
turn) without issue: Perhaps that is because the >10% stretches are short and can be
overcome with a little momentum going into them.
in a conversation with neighboring property Peter Caron on Thursday, May, 22, 2025,
and confirmed in a conversation with Fire District 7 personnel on the same Thursday
May 22, 2025, parcel 723236 (the parcel in question) is not within Fire District 7's
boundary, as it is not adjoining to or contiguous with other private property within the
District's Boundary. Apparently, these inhotding parcels are under DNR's jurisdiction for
wildland fire.
3. Provision of road standard for which this variance is requested and the way in
which you wish to vary from the standard.
We are requesting a variance from the 16' width requirement for the length of the
driveway over which we have control and the 10% maximum grade requirement for that
last 150' of the 3/4 mile long driveway. We are requesting a variance to allow the current
legally established (for vehicle traffic) width of the bridge over the West Fork Teanaway
2
