KITTITAS COUNTY Goodwin Road Nav Cover Storage lease <br />GOODWIN ROAD HAY COVER STORAGE <br />LEASE <br />THIS LEASE is made and dated this _ day of 2025, by and between KITTITAS <br />COUNTY, a municipal corporation in the State of Washington, hereinafter referred to as the LESSOR, <br />and thereinafter referred to as the LESSEE. <br />The LESSOR herewith agrees to let unto the LESSEE, and the LESSEE herewith agrees to lease <br />41 <br />from the LESSOR, the following described hay cover storage located at Goodwin Road Kittitas County, <br />Washington, to -wit: <br />Two (2) 46 ft. x 84 ft. Hay Cover Storage Buildings <br />1) TERM: That the term of this lease shall be for TWENTY (20) months, and will commence on the <br />1st day of July, 2025, and shall terminate on`the 28th day of February, 2027. <br />2) RENT: That as rental for said premises the LESSOR shall receive,and the LESSEE shall pay for <br />each lease year plus all applicable taxes, assessmerfts, and utilities, payable as follows: <br />$ plus leasehold tax, is due on the execution of this lease, with $ , plus leasehold <br />tax, due on or before the 1 st day of July 2025. <br />$ plus leasehold tax, is due on or before the 1 st day of January each year, with <br />$ plus leasehold tax, due on or before the 1st day of July each year. <br />3) PAST DUE AMOUNTS: <br />3.1 Semi -Annual .Rental Payments: If Lessee fails to pay the semiannual rent when due under <br />this Lease, such unpaid amount shall bear interest at the rate of twelve percent (12%) per annum <br />from the due date of such amount to the date of payment in full, with interest. <br />4) LEASE TERMINATION <br />In the event the LESSOR shall elect to modify or terminate this lease, the LESSOR shall do so <br />only upon ninety (90) days written notice, notifying LESSEE, and Lessee's address of record, that <br />the lease to which this applied is being so modified or terminated. <br />Upon receipt of such notification, and in the event that the notification specified modification of <br />lease short of termination, LESSEE shall have thirty (30) days in which to notify Kittitas County <br />Public Works of LESSEE'S intention to continue the lease as modified or of LESSEE'S intention <br />to treat the lease as terminated. <br />PAGE 1 <br />
