EXHIBIT D <br />REQUIRED LESSEE IMPROVEMENTS <br />D-1. On or before , 20 , Lessee shall subrnit to Lcssor plans, <br />spccilications, engineering and exterior design tbl the Improvcmcnts, plus such additional <br />infblnation as Lessor nray reasonably require (collectively the "Plans") to ensure cotnpliance <br />with the Airyort building and design standards. <br />D-2. A Lease shall be written and executed prior to issuance of a Kittitas Couuty building <br />permit. If for any reason the building permit is denied by Kittitas County without rernedy front <br />the lessee within ninety (90) days, the lease will automatically terminate, and the initial deposit <br />will be refundcd along with thc proratcd balance of the initial lease payment. <br />D-3. Lessee shall have access to the Plemises from and aftel Lease Date solely for the purposc <br />of collecting information for the preparation of the Plans and shall perform no other work on or <br />about the Premises or the Airport. <br />D-4 Upon Lcssor's approval of the Plans, Lessee shalt submit for any required building or <br />other pennits within thirty (30) days frorn such approval date. ln the event Lessor and Lessee <br />cannot agree on the Plans within ninety (90) days from the date of original submittal, the Lease <br />shall terminate unless it is continued in force by a writing executed by both parties. <br />D-5. Lessee shall construct the Improvenrents specified in accord with Exhibits C and D' The <br />Lessee is responsible for securing the Premises to assure that it is safe for Lessee's and visitors <br />and does not obstruct or interfere with business or aviation activities at thc Airport. Lcssee shall <br />remove all conslruction waste, debris, earth, or rocks frotn the construction site and the adjacent <br />taxiway or aircraft movement area on a daily basis during construction and upon completion of <br />construction. Lessee shall asphalt or concrete all surfaces from the existing Airpoft taxiway to the <br />front of Lessee's hangar and all atljoining improvements, as well as area required for vehicle <br />parking, if any. All improvenrents must obtain required approvals from Lessor and the City of <br />Ellensburg prior to commencing construction. <br />D-6. The lmprovemenrs shall be substantially completed, and a certificate of occupancy issued <br />on or before <br />D-7. Lessee shall cause the construction of the Improvements according to the Plans, which may <br />be summarized as follows: <br />71 LESSOR_
