KITTITAS COUNTY <br />LAND USE HEARING EXAMQNER <br />IN THE MATTER OF ) FINDINGS OF FACT, <br />CONCLUSIONS OF LAW, AND <br />LP-24-00002 ) DECISION AND <br />Nelson View Long Plat ) CONDITIONS OF APPROVAL <br />THIS MATTER having come on for hearing in front of the Kittitas County Hearing Examiner on July 17, <br />2024 the Hearing Examiner having taken evidence hereby submits the following Findings of Fact, <br />Conclusions of Law, Decision and Conditions of Approval as follows: <br />I. FINDINGS OF FACT <br />1. Nelson View LLC submitted an application for a 5-lot plat (subdivision) of 1 parcel totaling 25.03 acres <br />of land. The proposal includes 5 residential lots ranging in size from 5.0 acres to 5.02 acres. The subject <br />property is currently zoned Agriculture 5 with a Rural Residential land use designation. <br />2. Location: One tax parcel (963647) located approximately .25 miles northwest of the intersection of <br />Nelson Siding Rd. and Talmadge Rd, in Section 20, Township 20, Range 14, W.M.; Kittitas County. <br />The property holds Kittitas County Map number 20-14-20058-0004. <br />3. Site Information <br />3.1. Total Project Size: 25.03 acres <br />3.2. Number of Proposed Lots: 5 (1 currently existing) <br />3.3. Domestic Water: Shared/Individual Wells <br />3.4. Sewage Disposal: Individual On -site Septic <br />3.5. Fire Protection: Fire District 7 (Cle Elum) <br />4. Site Characteristics: <br />4.1. North: Residential properties, BNSF Railway, Interstate 90 <br />4.2. South: Privately owned land primarily used for agricultural and/or residential purposes. <br />4.3. East: Privately owned land primarily used for agricultural and/or residential purposes. <br />4.4. West: Privately owned land primarily used for agricultural and/or residential purposes. <br />5.
