Governing Law: <br />38. This Lease is governed by and interpreted in accordance with the laws of <br />the State of Washington, and federal laws applicable therein. The parties <br />agree that any litigation concerning this Lease must be brought in the <br />courts of the State of Washington and each party will pay its own costs <br />and legal fees. <br />Entire Agreement: <br />39. This Lease comprises the entire agreement between the parties, and any <br />alteration or modification to this Lease requires a written amendment <br />signed by both parties. <br />40.
