F. Private roads shalt be continuously open and unobstructed for use by emergency,public <br /> the requirements of KCC 12.04.08.110. <br /> service,and utility vehicles. Gates shall meet <br /> G. Private roads builtto public road standards may serve more than SO lots without a <br /> secondaryacoess. <br /> Private roads shall comply with the following conditions: <br /> A. Shall meet the minimum access requirements of the International Fire Code as adopted <br /> by the County,KCC 20,or Kittitas County Road Standards,whichever is more stringent, <br /> and <br /> 0. May be designed and constructed in conformancewith.AAsHTO Guidelines for Geometric <br /> ,Bry Law-Volume Local Roads(ADT<400),most recent edition,and unless <br /> otherwise required by this code,and <br /> ht-Of-WERYor easement recorded <br /> h the KWrtes <br /> C. Shall be permanently established by a County Auditor,providing legal access to each affected lot dwelling unit,o business,and <br /> D. Stormwater generated byroads shall be managed and retained on-site with a stormwater <br /> system that conforms to the specifications of the most current version of the StonmWater <br /> Management Manual for E ':em Washington and KCC 12.04 Article V.The stormwater <br /> system construction shall be certified by a licensed engineer.The certification shall be <br /> included with the road certification,and <br /> E. Will not result in land locking of proposed parcels within project boundary,and <br /> F. Will be maintained bythe applicant or legally responsible owner oreere;wners under the <br /> association or other legal.entity made up of sit benefited property <br /> provisions of an acceptable and recorded'Private Road Maintenance Agreement",and <br /> G. Clearly described on the face of the Piet,short plat,or other development authorization, <br /> signed as a private road according to Public Works Road Naming&Signing Standards,and <br /> a disclosure statement filed with the County Auditor stating that Kittitas County Is not <br /> responsible forthe maintenance,and <br /> ate road,the <br /> wing note shatt be placed on <br /> H. Forthe anyface <br /> ofthepmt,shortcon de�opment authorization,and subsequent documents <br /> the face of the plat,short plat, <br /> transferring ownership of lots: <br /> 1. "Kittitas Countywitl not accept private roads for improvement,maintenance,or <br /> service as public roads until such roads ere brought into conformance with <br /> current Klttitas County Road Standards and formally adopted bythe Kittitas <br /> County Board of County Commissioners according to KCC 12.01.100." <br />
