The existing exterior concrete panels are cracking in several locations and are <br />not limited to one area of the facility. Cracking occurs in spiderweb fashion and <br />horizontally at floor levels. In some instances, cracking can be seen on both the <br />exterior and interior surfaces. A structural evaluation will need to occur to <br />determine causes and repair solutions. <br />C. Remove existing vertical and horizontal expansion joints, including backer rods. <br />Replace joints with new backer rods and durable sealants. <br />D. Clean top of concrete wall caps at roof parapets. Install new treated wood <br />blocking and provide new sheet metal coping caps. <br />Interior repairs <br />A. The existing hollow metal double doors and side-lites are failing. Remove and <br />replace with identical secure system with ADA controllers. It’s possible that the <br />sidewalls can be infilled with a wall system and replace the double doors with a <br />single 4’-0” wide secure hollow metal door and frame and ADA controllers. <br />B. Remove interior vestibule doors and side-lites. Patch and repair walls and <br />ceilings. <br />Fire Sprinkler: BID ALTERNATE <br />A. Remove existing fire sprinkler system and replace. <br />B. Repair dry system as needed. <br />Mop room / kitchen <br />A. Remove existing framed wall between kitchen and mop room. <br />Install new metal stud framing, plywood sheathing, moisture resistant gypsum <br />board, repair any pipe leaks within wall and at mop sink. Relocate electrical <br />items on kitchen side. Provide adequate access panel/door on the mop room <br />side. Provide stainless steel back splash on kitchen side. Provide new wall <br />finishes and base at mop room. (provide water resistance at joints) <br />Recreation Yard Repairs <br />A. Provide New Heater in Stairwell where occurs. <br />B. Add waterproofing at stairwell to ceiling. <br />C. Provide New Heaters in MEP spaces in Rec yard. <br />D. Remove existing floor finish and replace with new epoxy floor finish, cover gaps at <br />vertical joints and wrap up vertical walls. Provide weather resistance finishes. <br />E. Improve drainage if possible. <br />F. Repair cracks in walls <br />G. Review adding waterproofing at ceilings. <br />H. Repair water damaged ceilings at sallyport below recreation yard/adjacent to <br />booking area. <br />JAIL ANNEX <br />A. Install new secure enclosure at control station that allows ventilation and doors for <br />staff.
