Must meet current 2018 IFC and City of Ellensburg Code requirements at the time of <br />construction for the occupancy classification and construction type. Will be required to <br />meet current IFC and City of Ellensburg Code anytime there is a change in occupancy <br />classification or group. <br />2. Fire dept. access and turnarounds per 2018 IFC and Appendix D. Fire department access <br />roads shall be a minimum of 20' wide normally when they serve as access to a building. <br />In parking lots they need to be at least 16' wide to allow for passage with full size <br />vehicles parked in the lot. Road surfaces must be rated for a minimum of 75,000 lbs. or <br />City of Ellensburg Street standard if it requires a higher rating. Access roads shall have a <br />minimum turning radius of 23' inside and 45' outside. <br />3. Knox Key access control for any electric gates or Knox padlock for any manual gates. <br />4. Bollards shall be installed where required to protect, fire hydrants, PIV, WIV, or utilities <br />from vehicle traffic. <br />
