19F) Public Works Department <br />'1/;;: 501 North Anderson Street; Ellensburg, WA 98926 <br />Ph: (509) 962-7230 Fax: (509) 962-7127 <br />Mernoranduin <br />Date: March 2, 2023 <br />To: Laura Wilson, Planner <br />From: Craig Jones, Development Coordinator Cz <br />Through: Derek Mayo, City Engineer Vi -1 <br />Re: Water St & 6'1' Ave — County Parking Lot P23-006 <br />The following are the Public Works Pre -App comments on the proposed County parking lot <br />along Water St between 6°i Ave and 7`l' Ave. <br />The applicant can view the City of Ellensburg's Development Standards on the City's website <br />for more information. http://www.ci.ellensburp-.wa.us/indcx.aspx?nid=339 <br />At time of civil plan review, Staff will work with the developer's engineer regarding the specific <br />issues related to roadway and utility improvements. <br />Water: <br />An 8" CI water main runs in the alley adjacent to the property. The property had multiple water <br />services from the previous structures that can be used on the site. A backflow device will be <br />required for any irrigation service. Specific issues related to water service and meter location will <br />be addressed at project civil submittal. See attached utility map. <br />Any Fire Service or Fire Hydrant shall be per Fire Dept. requirements and shall be constructed <br />per City Development standards. <br />Sewer: <br />A 6" PVC sewer main runs in the alley adjacent to the property. Any commercial sewer will <br />need to be a 6" service to comply with Development Standards and any unused sewer connection <br />will need to be abandoned. See attached utility map. <br />Specific issues related to sewer main and side sewer stub construction will be addressed at <br />project civil submittal. <br />Roadway and access: <br />This project has triggered the requirement of half street improvements along 7'1' Ave including <br />the alley entrance and 6'1' Ave frontages.
