CHAPTER NINE. MOUNTALNS'!'AR <br />PLANNED RESORT SUBAREA PLAN <br />9.1 SUBAREA DEFINED <br />(a) The MountainStar Master Planned Rewt Subarea <br />shall include the real property show on the <br />MountainStar Master Planned Resort Seim= Map <br />attached hereto as Exhibit A, and m - - pwdcttlarly <br />described in the legal description atad hereto as <br />Exhibit B, <br />(b) Adjacent lands are not included wAin the <br />MounwinStar Master Planned Resm Subarea. <br />Lands outside the MountainStar Mastr Planned <br />Resort Subarea boundary have been phased and are <br />regulated by the County's Comprehcasiw Plan and <br />development regulations. <br />9.2 &UAREA POLIMa <br />The County hereby adopts the Master Phi d Resort <br />Policies in Chapter 2A of the Comprehensive Plan as the <br />planning policies to guide the developiat of the <br />MouatainStar Master Planned Resort Subarea <br />9.3 Land Us <br />Land uses within the MountainStar Masai Planned <br />Resort Subarea shall be as shown on do Conceptual <br />Master Plan attached hereto as Exhibit C; as =y be <br />amended upon approval of the County. Lard saes within <br />the MountainStar Master Planned Resort Sdn= shall <br />be consistent with (a) any developmW! >,egtlations <br />adopted by the County to Implement the MomaWnStar <br />Master Planned Resort Subarea, (b)' the same and <br />conditions of any MPR Development Pesti aWoved <br />by the County for MountakStar, (c) the brlAfS and <br />conditions of any Development Agreement em=d into <br />by the County pursuant to RCW 36.708.170 through <br />.200, and Ch. I5A.1 I KCC, Development agreements, <br />and (d) RCW 36.70A.360. <br />9.4 Services and Faciiiiies <br />Adequate provision for services and facili tks to the <br />MountainStar Master Piatmed Resort Subarea as set forth <br />in the Conceptual Master Plan for mauntainStar shall be <br />ensured by the terms and conditions of any MPR <br />Development Permit approved by the County to <br />implement the MountainStar Master PWurd Resort <br />Subarea, and by the terms and condid= of any <br />devefopment agreement entered into by the County <br />pursuant to RCW 36.7013.I70 through .200, and Ch. <br />ISA. I l KCC, Development,Igreements. <br />9.5 eve10 anent Regulations <br />Development regulations applicable to the MountainStar <br />Master Planned Resort Subarea shall be those established <br />through the Subarea Implementation as set forth in <br />Section 9.6. <br />9.6 -Sitbam Implerinentation <br />Development of the MountainStar Master Planned <br />Resort Subarea shall be governed by (a) the Subarea <br />Policies set forth in Section 9.2, (b) any development <br />regulations adopted by the County to implement the <br />MountainStar Master Planned Resort Subarea, (c) the <br />terms and conditions of any MPR Development Permit <br />approved by the County for MountainStar, and (d) the <br />terns and conditions of any development agreement <br />entered into by the County pursuant to RCW 36.70B.170 <br />through .200, and Ch. 1$A.11 , KCC, Development <br />Agreements. <br />Kirtiras County Comprehensive Plan 183.9 October 2000 <br />Ytslttme I <br />
