Schedule J: The Owner's Maintenance Responsibilities <br />The Owner shall have no maintenance responsibilities on equipment installed in this contract <br />prior to substantial completion for a Group of Work as contemplated by Section 3.1 of this <br />Contract. <br />After such date, it is the Owner's responsibility to provide all maintenance for all equipment and <br />systems installed as part of this project as per manufacturer recommendations, which will be <br />provided in project O&M manuals, as well as to maintain industry acceptable maintenance <br />practices on all existing equipment that shall remain in operation following the completion of <br />this project <br />The Owner shall maintain the Direct Digital Controls systems such that the sequences (if <br />operation end scheduling functions shall remain fully functional and performing the energy <br />savings functions as originally designed. Modifications to the sequences of operation may <br />trigger modifications to the estimated annual energy savings per Schedule 13-1 and Section 15 of <br />this Contract. <br />The required annual preventative maintenance is included as part of the manufacturer's <br />warranty requirements as described in the O&M documents that will be delivered within 90 <br />days of the Commencement Date. <br />ESCO (McKinstry)/OWNER/PERFORMANCE CONTRACT 38 <br />
