A LAND <br />LEASE BETWEEN KITTITAS COUNTY AIRPORT <br />AND AIRPORT HOLDING LLC AND KITTITAS <br />COUNTY LEASEBACK PORTION OF A COMPLETED <br />BUILDING FROM AIRPORT HOLDING LLC. <br /> <br /> <br /> <br />LEAD STAFF: David Ohl, Airport Director <br /> Codi Fortier, Administrative Assistant <br /> <br />BACKGROUND: In correlation with the Strategic Plan completed in 2021, <br />Kittitas County Airport Staff has negotiated the <br />development of a commercial aeronautical facility, <br />incorporating three primary structures. The intent of the <br />development is to establish a new FBO, A&P maintenance <br />facility, commercial hangar lease space, community <br />observation area, pilot lounge, conference room and <br />offices. With the investment coming from a local aviator <br />and business owner, Airport Holdings LLC would like to <br />lease the land on lots H5A, H6A and H7A and H8A for <br />development of these facilities. In return, Kittitas County <br />Airport will be leasing approximately 5000 square feet of <br />the far west building, once completed in 2023, to use as the <br />new Airport office, and maintenance facility. <br /> <br />DISCUSSION: The original land lease has been renegotiated and is ready <br />to be signed upon approval. The land lease agreement will <br />consist of Airport Holdings leasing lots H5A, H6A, H7A, <br />and H8A for the described development. Airport Holdings <br />will then lease to the Kittitas County Airport Department <br />office space and a portion of the building for an Airport <br />Equipment Maintenance Facility.
