No lot created through the provisions of this Title or adjusted through the boundary line <br />adjustment process shall contain more than one land use zone classification. (Ord. 2014-015, <br />2014;) <br />16.04.030 Administration. <br />The Director is vested with the duty of administering subdivision and platting regulations within <br />the unincorporated areas of the County, and may prepare and require the use of such forms as are <br />essential to their administration. (Ord. 2013-001, 2013; Ord. 2005-31, 2005) <br />16.04.040 Procedure - Application. <br />Any person desiring to subdivide the land in an unincorporated area of the County shall submit a <br />preliminary plat (see KCC Chapter 16.12) to the Director. <br />(Ord. 2017-001, 2017; Ord. 2013-001, 2013; Ord. 2005-31, 2005) <br />Chapter 16.05 <br />BINDING SITE PLAN <br />Sections <br />16.05.010 Binding Site Plan Alternative to Platting. <br />16.05.020 Requirements. <br />16.05.030 Appeal. <br />16.05.040 Recording. <br />16.05.060 Amendments and Rescindment. <br />16.05.010 Binding Site Plan Alternative to Platting. <br />Any person desiring to subdivide land (1) for sale or lease of commercially or industrially zoned <br />property or (2) for purposes of lease when no residential structure other than travel trailers are <br />permitted to be placed upon the land when the county has approved a binding site plan for the <br />use of the land in accordance with local regulations or (3) for divisions of land into tracts or lots <br />for condominiums as provided for in chapter 64.32 or 64.34 RCW , may use this process in lieu <br />of the subdivision process pursuant to chapter 58.17 RCW or (4) for divisions of land for special <br />utilities as defined in KCC 17.61 and public facilities as defined in KCC 17.62. <br />1.For sale or lease of commercially or industrially zoned property through an <br />administratively approved binding site plan, which upon approval, allows improvements <br />and final development approval to be done administratively. <br />2. This process may be used to divide land by the owner of any legal lot for lease for <br />residential use by travel trailers, in accordance with local land use regulations, through an <br />administratively approved binding site plan. <br />3. This process may be used to divide land by the owner of any legal lot, which is to be <br />developed for residential condominiums pursuant to chapter 64.32 RCW. <br />4. This process may be used to divide land by the owner of any legal lot, which is to be <br />developed for special utilities or public facilities in accordance with local land use <br />regulations, through an administratively approved binding site plan.
