Dear Kelly- We are writing to raise concerns over the proposed Phase 2 Division 7 of Suncadia Resort. We are residents of Nelson Preserve. When we first purchased this property in 2019, we were notified further development was planned to begin in 2025-2026. We were surprised to find Suncadia has accelerated this process, particularly since other infrastructure in the resort has not kept pace with the current rapid growth. While we were fully aware of future land development and supportive of future Suncadia growth when we purchased our property, we are gravely concerned over the shortened timeline and the potential negative environmental impact. Specifically, the proximity to Stream D. The lack of buffer with tree clearing, potential stream diversion, and the heightened risk of wildfires in the area make the current proposed plan a threat the habitats of many species of birds, elk, fish, coyotes, and others. Our hope is that the county and Suncadia can work together to ensure the stream is preserved, a healthy buffer is maintained from this water source, and special precautions are taken to reduce noise pollution and emissions during the site development process. We additionally hope that infrastructure to support increased traffic in and out of the community is addressed to help maintain the health and safety of both animal and human inhabitants to include strict enforcement of work hours, speed limits, and road access.
