Do not click <br />links, open attachments, fulfill requests, or follow guidance unless you recognize the sender <br />and have verified the content is safe. <br /> <br />Dear Kelly- <br />We are writing to raise concerns over the proposed Phase 2 Division 7 of Suncadia Resort. We <br />are residents of Nelson Preserve. When we first purchased this property in 2019, we were <br />notified further development was planned to begin in 2025-2026. We were surprised to find <br />Suncadia has accelerated this process, particularly since other infrastructure in the resort has <br />not kept pace with the current rapid growth. <br />While we were fully aware of future land development and supportive of future Suncadia <br />growth when we purchased our property, we are gravely concerned over the shortened <br />timeline and the potential negative environmental impact. Specifically, the proximity to <br />Stream D. The lack of buffer with tree clearing, potential stream diversion, and the heightened <br />risk of wildfires in the area make the current proposed plan a threat the habitats of many <br />species of birds, elk, fish, coyotes, and others. <br />Our hope is that the county and Suncadia can work together to ensure the stream is preserved, <br />a healthy buffer is maintained from this water source, and special precautions are taken to <br />reduce noise pollution and emissions during the site development process. We additionally <br />hope that infrastructure to support increased traffic in and out of the community is addressed <br />to help maintain the health and safety of both animal and human inhabitants to include strict <br />enforcement of work hours, speed limits, and road access. <br />Very Sincerely, <br />Levi Green and Jessica Van Fleet-Green <br />Big Rock Lane <br />Index #43
