<br /> <br />BOWERS FIELD KITTITAS COUNTY AIRPORT <br /> <br /> <br /> <br />LESSEE INITIAL__________ LESSOR INIT IAL__________ <br /> <br /> PAGE 13 <br />for landscaping if contracted to Kittitas County Airport Department as part of this <br />lease agreement. <br /> <br />18. SIGNS. <br /> <br />LESSEE, at LESSEE's own expense, may erect sign(s) on the Premises, provided <br />such signs are installed and maintained in compliance with all applicable laws, <br />regulations, and requirements. <br /> <br />19. INSPECTIONS. <br /> <br />LESSOR, through its Airport Director or other person authorized by the County, may <br />enter upon the leased premises upon reasonable prior written notice to LESSEE at <br />any reasonable time to make such inspections as LESSOR may deem necessary to <br />the proper enforcement of any term, provision or condition of this Lease. No such <br />entry or inspection by LESSOR is required by this provision, and the failure of <br />LESSOR to enter and make inspection shall not alter the relationship of the parties <br />and their respective rights and duties provided by this Lease. LESSEE shall be <br />granted the right of quiet enjoyment upon performance of all terms of this LEASE. <br /> <br />20. EVENTS OF DEFAULT <br /> <br />The occurrence of any one of the following events shall constitute a breach and <br />default under this LEASE by LESSEE: <br /> <br />20.1 FAILURE TO PAY <br /> <br />LESSEE shall have failed to pay an installment of rent or any other amount payable <br />hereunder when due, where such failure shall continue for a period of Twenty (20) <br />days after written notice from LESSOR to LESSEE notifying LESSEE of its failure to <br />pay such amounts. <br /> <br />20.2 CONDITIONAL <br /> <br />There shall be a default of any material condition, covenant, agreement or other <br />obligation on the part of LESSEE to be kept, observed or performed hereunder, and <br />such default shall be continuing for a period of more than Thirty (30) days after <br />written notice by LESSOR to LESSEE specifying the default and requiring that it <br />discontinue. <br /> <br />20.2.1 FAILURE TO COMPLY WITH INSURANCE REQUIREMENT <br /> <br />If LESSEE fails to comply with the requirements for insurance pursuant to Section <br />9.1 hereof or, if any policy of insurance upon the Premises or any part thereof from <br />time to time carried by LESSOR shall be cancelled or about to be cancelled by the <br />insurer by reason of the use or occupation of the Premises by LESSEE or any of
