the bid proposal deposit shall be forfeited to Kittitas County. Bid security of all except the next <br />two (2) qualified bidders shall be returned within five (5) days after opening the bids. <br /> <br /> <br />Bids will be considered irregular if they show any omissions, alterations of form, additions or <br />conditions not called for, or irregularities of any kind. However, the County reserves the right to <br />waive any irregularities and to make the award in the best interest of the County. <br /> <br /> <br /> <br />Prospective bidders are urged to inspect the parcels of interest and review the complete text of the <br />lease agreement prior to bidding. Arrangements for inspection of the airport property must be <br />made with the Bowers Field Airport, 3110 Airport Rd., Ste. #1, Ellensburg WA, 98926, (509) 933- <br />8219. <br /> <br />**THE AIRPORT PROPERTY IS RESTRICTED TO AUTHORIZED PERSONNEL AND <br />VEHICLES ONLY. DO NOT ATTEMPT TO INSPECT THE PROPERTY WITHOUT <br />AUTHORIZATION** <br /> <br /> <br /> <br />The term of the agricultural leases shall be for five (5) years. Early termination may be necessary <br />in the event the airport is rezoned to promote light industrial development in the future. <br /> <br /> <br /> <br />All Tracts: No calving will be allowed on Bowers Field Airport property. <br /> The only tract with KRD irrigation is tract 1, all other tracts rely on seasonal <br />stream flows if available. <br /> <br />Tract 1: KRD Water: The Lessee shall pay all KRD water assessments for said premises, <br />and agrees that all KRD water that is designated to the airport will stay assigned <br />to the airport. The Lessor will submit bi-yearly billings of the KRD water that will <br />be included with the rent. <br /> <br />Tract 2: The asphalt taxiways located in portions of Tract 2 are reserved for use by the <br />American Modeler Association to fly model airplanes. The American Modeler <br />Association will provide in writing to lessee a disclaimer holding lessee harmless <br />from any and all damage or claim to property or personal injury caused by the <br />use of the premises by the American Modeler Association. 500 square feet of the <br />property will contain a CONEX box for Sheriff’s Department use and inspection. <br />Construction of ditches for flood mitigation will begin in 2023 (no later than <br />2024), this should have minimal impact on grazing. <br /> <br />Tract 4: No stock water on Parcel.
