considered Impervious Surfaces, the total amount of gravel plus Impervious <br />Surfaces shall never exceed four percent (4%) of the total area of the <br />Protected Property. <br />6.6.2. Limitations on Building Envelope Improvements <br />6.6.2.1. Building Envelope Improvements for Agricultural Activities. Within the <br />two building envelopes totaling approximately twenty (20) acres and <br />described and shown on Exhibit "C" ("Building Envelopes"), and subject to <br />the limits on Impervious Surfaces in this Section 6.6, Grantor may maintain, <br />repair, replace, decommission, expand, or enlarge Improvements existing on <br />the Protected Property as of the Effective Date of this Easement and may <br />install, build or construct, expand, enlarge, maintain, repair, replace or <br />decommission Improvements not existing as of the Effective Date of this <br />Easement. Grantor may build new, additional agricultural buildings within <br />the Building Envelopes, subject to the impervious surface restrictions in <br />Section 6.6.1 and other conditions in Sections 5 and 6 above. <br />6.6.2.2. Building Envelope Improvements for Nonagricultural Activities. For <br />personal and domestic uses and activities and other nonagricultural activities <br />within the Building Envelopes, and subject to the limits on Impervious <br />Surfaces in this Section 6.6 and the limits on Dwelling Units in Section 5.4.3 <br />above, Grantor may maintain, repair, replace, decommission, expand or <br />enlarge Improvements existing on the Property as of the Effective Date of <br />this Easement, and may install, build or construct, expand, enlarge, maintain, <br />repair, replace or decommission Improvements not existing as of the <br />Effective Date of this Easement, if Grantor provides Grantee and Co - <br />Grantee advance written notice of the proposed new, expanded or enlarged <br />Improvements and consent is given by Grantee and Co -Grantee for such <br />proposed Improvements as provided for in Section 7, which consent shall <br />not be withheld provided all such proposed Improvements are confirmed to <br />be located completely within the Building Envelopes and otherwise comply <br />with this Easement. <br />6.6.3. Limitations on New Improvements Outside the Building Envelopes <br />6.6.3.1. Outside the Building Envelopes, Grantor shall not expand or enlarge <br />Improvements existing on the Property as of the Effective Date or install, <br />build, or construct new Improvements not existing as of the Effective Date <br />unless such Improvements are consented to in writing in advance by Grantee <br />and Co -Grantee as provided for in Section 7 and such Improvements are <br />necessary for Agricultural Activities (excluding Accessory Uses) and in <br />compliance with the total impervious surface limit of Section 6.6.1., <br />provided, however, that Grantor may install, build or construct, expand or <br />enlarge Minor Agricultural Improvements without providing such notice or <br />receiving such consent. <br />-13- <br />
