Patti Johnson
From: Kenn Triebelhorn <kdt@a-rt.org>
Sent: Tuesday, February 13, 2018 3:34 PM
To: Patti Johnson
Cc: Rhonda Gillogly
Subject: Kittitas County Courthouse Pre -Design Study - Cost reduction options
Attachments: ROM Cost Reduction Options 02-13-18.pdf, 20180213 VE Exercise-Existing.pdf
Patti,
Attached is our project cost analysis spreadsheet listing project cost reduction options as requested at the top, and
project analysis below with pros and cons for the project as originally intended (all general government departments
and courts functions in the same building addition) as well as for a hybrid project (general government departments in a
building addition and courts functions in the renovated existing courthouse building).
Also attached is our quick look in bubble diagram format at how we might be able to fit the courts functions into the
existing courthouse facility. It's very coincidental that the square footage available in the existing courthouse facility very
nearly matches the space needs of the courts and associated functions.
In the hybrid project, a likely soft cost increase will be for relocation of the courts functions while the courthouse
building is being renovated. We looked at the option of trying to keep existing courts operational in the building while
the balance of the building is under renovation, but with the age of building systems and shell, and with having to
maintain access and emergency egress for those departments or portions of the courts operations to remain, having to
maintain old systems concurrently with providing new systems and maintaining access/egress would be a logistics
nightmare. Not to mention a real challenge in maintaining operations efficiencies and security for the courts.
As you can see, a new general government addition by itself would cost around $21,689,615. Also, the upper cost range
for renovating the existing building would likely cost an additional $20,281,388. Added together, you get an approximate
$41,971,002 price tag.
This is a lot to absorb, so if you have any questions, please do not hesitate in contacting me. I am now taking Thursdays
and Fridays off, but am usually here at the office otherwise.
XFm
Kenn Triebelhorn, AIA
Architects Rasmussen Triebelhorn, AIA/ps
9 Saint Helens Avenue, Suite D
Tacoma, WA. 98402
(253) 572-5511 Ext. 102
www.a-rt.org
