Cook, Director'.' <br />RE: <br />Transfer Station Collocation <br />Public Works generates trips at our existing lov,'=r county shop as detailed below for your <br />consideration. <br />Approximately 20 employees- including temporary, not including administrative <br />employees. <br />Potential for 9 employees from Upper County shop to work at Lower County in the <br />summer. <br />Winter hours: 7 am -3:30 pm_ <br />Summer hours: 6 am -4:30 pm. <br />60 pieces of equipment + snow plows. <br />Equipment potentially out for 12 hour days, 4 am -4 pm or 6 am -6 pm. <br />Freight comes in on a daily basis from UPS. <br />Asphalt loads are delivered every day for the month of July (31 days) typically mid- <br />morning. <br />O Anti -icer is delivered once a week for 3 months (12 days), typically mid-morning. <br />Public Works understands that Solid Waste paid $3,300,000 for 54.95 acres supporting the new <br />lower county transfer station. A quick lease analysis appears below supporting five (5) acres of <br />lease from Solid Waste supporting a new lower county shop facility. <br />Cost per acre = $3,300,000/54.95 acres = $60,055/acre <br />Five acres = (5)X(43,560 SF) = 217,800 SF <br />Assume: <br />Present value = ($60,055/acre)X(5 acres) _ $300,275 <br />Interest rate = two percent per year = 2% <br />Cost recovery period of initial lease = 40 year: <br />Payment at the beginning of the lease <br />Annual payment = $10,762 <br />Cost per square foot (SF) _ $10,7621217,800 SF = $0.05/SF <br />CONCLUDE: Public Works desires leasing five (5) acres of solid waste transfer station land in a <br />colocation proposal. <br />411 N.
