Activity 420 - Open Space Preservation (OSP, DR NFOS LZ OS!
When identifying OSP parcels, be sure to identify and count only the portion of open
space that is within the SFHA. Remember to remove Federal Lands and waterbodies
greater than 10 acres as well as large areas of impervious surface. Add a note to the
open space map to indicate buildings, parking lots and impervious surfaces were
removed from the sites identified as open space.
❑ For Open Space Preservation (OSP)
credit, provide a master list of all
parcels preserved as open space.
Identify the total acreage of the parcel
as well as the area of open space
within the SFHA. Organize the list by
acreage from largest to smallest
parcel. Include the parcel owner and
land use designation. Include a
unique identifier in the first column of
the list and use the identifier on the
map requested below.
❑ Provide a map (or set of maps) showing the jurisdictional boundaries (do not
include UGA or UGB), the SFHA and OSP parcels marked with the unique
identifier used in the list above. The map must include a legend showing the total
acreage of SFHA, OSP, DR, NFOS, LZ5 and LZ10 (if applicable).
K
For each parcel that is preserved
as open space because of private
ownership or because of a
regulatory requirement, provide
the documentation that shows the
owner will keep the parcel in open
space or the ordinance language
that prohibits structures, fill and
storage of material in part or all of
the floodplain.
El If the OSP parcel is Deed Restricted (DR), provide a qualifying deed showing
future development will not be allowed. Mark the deed with the unique identifier
from the master list.
❑ If the OSP parcel qualifies for Natural Functions Open Space (NFOS) credit,
provide a document that describes the natural floodplain functions of the parcel.
This can be a plan, a report prepared by a qualified agency or a letter signed by
a professional with a background in the field of natural science (see NFOS 1-4 in
the Manual).
❑ For Low Density Zoning (LZ) credit, make sure LZ areas do not overlap with
OSP areas. When possible, use the same parcel list and map to show sites
where zoning is limited to 1 dwelling per 5 -acre lot (LZ5) or 1 dwelling per 10+
acre lots (LZ10).
