5. Property Management / Tenant Relations <br />CenterFuse manages the Ellensburg Business Incubator, located at 10x0 Prospect, through a <br />lease agreement with the City. The incubator was established In 1989 to promote new <br />business. The board overhauled the rental fee structure of the incubator, is currently <br />reviewing the maintenance agreement with the City for this facility, and evaluating the 30 - <br />year return on investment for the facility. CenterFuse also owns and manages the light <br />industrial building at 3110 N Airport Road. <br />MegaFOrce creates strategies to assist businesses in growth and expansion while turning local <br />Innovation into new business. With leadership from Bill Provaznik, MegaForce Is charged to: <br />1. Complete local business needs assessment. <br />V Review business visits and needs assessments completed in 2018 and create an action <br />plan to assist -- Near Completion <br />Finalize competitive position analysis: broadband, water, electricity, taxes, property <br />inventory — Near Completion <br />2. Create strategies to support local business needs. <br />+/ Continue to support the EDA's Entrepreneur Training NxLevei_ course as an instructor <br />(currently staff and board member) and as a sponsor <br />✓ Continue to engage in Chamber's Enterprise Challenge Grant as judge/panelist <br />(currently staff and board members) <br />3. Develop a plan to develop local Innovation, which may consider: <br />• Partner with another entity or create anew business idea event to foster innovation <br />(partners: Chamber "Enterprise Challenge," 141E/CWU, Commerce, EDA) <br />• Create and implement "how to" guides to help local businesses know how to expand, <br />renew, or change. Provide to web contractor to incorporate in website — In Progress <br />• organize annual business exchange and/or training sessions —In Progress <br />• "Innovator incubation space" <br />MegaForce Is gaining an understanding of the current business climate and identifying needs and <br />barriers for growth and expansion. Many companies experience growth in the first 3-10 years of <br />business, and CenterFuse must find ways to assist. on September 17, CenterFuse will host a <br />business development gathering, inviting businesses who are in that 3-10 year status. Through this, <br />we will discover ways in which we can more proactively approach business expansion and <br />development in Ellensburg and the County. <br />one of the barriers to success identified by MegaForce is the struggle for entrepreneurs with less <br />building development experience to navigate the process of redevelopment and/or building in our <br />community.
