IIITTITAS COITATTY <br />DEPARTMENT OF PUBLIC WORKS <br />KITTITAS COUNTY <br />TO:Chelsea Benner,Planner i <br />COPY:Taylor Gustafson,Planner Ill <br />Sara Folk,PE,Engineering Services Manager <br />Lindsey Ozbolt,Planning Official <br />DATE:June 15,2018 <br />FROM:Mark R.Cook,Director/Acting County Engineer <br />RE:Vantage Bay Final Development Plan <br />We have evaluated the materials submitted supporting the submittal of the final development <br />plan for Vantage Bay PUD and Preliminary Plat.Our comments appear below for your <br />consideration. <br />1.The conditions imposed by the Department of Public Works pursuant to an approved <br />road standards variance request granted to Mr.William Cowin (BCSCBN LLC)on <br />11/15/17 will be evaluated at the time of final plat submittal. <br />2.All preliminary plat and rezone conditions noted in Ordinance No.2006-60 will be <br />evaluated at the time of final plat submittal. <br />3.Transportation concurrency requirements will be applied at the time of final plat review. <br />4.Parking requirements will be evaluated at the time of final plat submittal.Public Works <br />utilizes International Transportation Engineers "Trip Generation Manual"(current edition) <br />assigning daily and peak hour trip generations by land use code. <br />5.All stormwater treatment and flow control devices will be evaluated for compliance at the <br />time of final plat submittal. <br />6.All retaining walls greater than four feet in height will provide engineering designs as <br />appropriate for Public Works review. <br />7.Portions of the proposed development appear to abut steep slopes (river bank).Public <br />Works will evaluate structure placement relative to bank height during our review of final <br />plat and notice of any bank stability concerns. <br />411 N.Ruby, Suite #1 TEL (509)962-7523 <br />Ellensburg,WA 98926 FAX (509)962-7663 <br />Index #24
