Dept.of Public Works <br />Survey: <br />Of Note: <br />As the Preliminary Plat was not prepared by a Professional Land Surveyor Licensed in the State of <br />Washington,the following review is general in nature,and should not be considered a complete review. <br />Comments <br />1.The Preliminary Plat shat be signed and stamped by a Land Surveyor licensed in Washington <br />State. <br />2.Basis of bearing needs to be addressed. <br />3.Existing Legal Description should match that as shown on the Subdivision Guarantee.From <br />preliminary review,the Subdivision Guarantee may not encompass all the lands involved in the <br />division. <br />4.With the page numbers,a total number of pages shall be included. <br />5.A surveyor equipment and procedures statement shal be included. <br />6.Widths of the AC parcels shall be included. <br />7.Address the requirements of WAC 332-130-145 <br />8.On Sheets PP-06 and PP-07 the dashed line on Easton Ridge Trail is not identified.Is it an <br />Easement? <br />Engineering: <br />1.Internal roads shall meet the minimum requirements of Exhibit J of the approved Master Plan <br />Development Agreement. <br />2.Prior to final plat,an accounting of water and sewer connections shall be provided to Public <br />Works.The accounting will specifically identify approved capacity and state the number of <br />connections being allowed for use by Divisions 15 and 16. <br />3.Stormwater design will be consistent with the approved Master Plan Development Agreement. <br />4.Prior to final plat, Public Works will review traffic analysis obligations for the approved Master <br />Plan Development and advise if a transportation concurrency evaluation will be required for the <br />project. <br />Page 2 of 2 <br />205 West 5 ,Rm 108 TEL (509)962-7523 <br />Ellensburg,WA 98926 FAX (509)962-7663 <br />Index #25
