�EIVN <br />0 <br />MAR 1 6 2018 <br />L, <br />BOARD OF COUNTY COMMISSIONERS R@C�ti4aS County CDs <br />COUNTY OF KITTITAS <br />STATE OF WASHINGTON <br />ORDINANCE NO. 2010- 013 <br />DUNFORD PLANNED DEVELOPMENT (PUD) REZONE (Z-07-08) AND <br />PRELIMINARY LARGE LOT SUBDIVISION (LL -08-03) <br />IN THE MATTER OF AMENDING THE KITTITAS COUNTY ZONING ATLAS <br />FROM AGRICULTURE 3 AND AGRICULTURE 5 TO PLANNED UNIT <br />DEVELOPMENT (PUD) <br />WHEREAS, according to Kittitas County Code Titles 15A, 16 & 17, relating to general rezones, <br />adopted pursuant to RCW 36.70B & 36.70 respectively, an open record hearing was held by the <br />Kittitas County Hearing Examiner on September 23, 2010 for the purpose of considering a zone <br />change consisting of approximately 345.69 acres from Agriculture 3 and Agriculture 5 to <br />Planned Unit Development (PUD) and a four lot Large Lot Subdivision and is described as <br />follows: <br />Located east of the City of Cle Elum off State Highway 97 at the north intersection of Bettas <br />Road, Cie Elum, WA, and is located in a portion of Section 3, T1 9N, RI 7E and a portion of <br />Section 34 T20N, RI 7E, TM in Kittitas County. Assessors map numbers 19-17-03000-0002 <br />and a portion of 20-17-34000-0006 and 20-17-34000-0002. Proponent: Terra Design Group, <br />authorized agent for The Ranch on Swauk Creek LLC landowners. <br />WHEREAS, public testimony was heard from those persons present; and, <br />WHEREAS, due notice of the hearing had been given as required by law, and the necessary inquiry <br />has been made into the public interest to be served by such change of zoning; and, <br />WHEREAS, the Hearing Examiner recommended approval of said proposed rezone and large lot <br />subdivision; and, <br />WHEREAS, a closed record public meeting was held by the Board of County Commissioners on <br />November 2, 2010 to consider the Hearing Examiner's recommendation on this matter; and, <br />WHEREAS, the Kittitas County Board of Commissioners make the following FINDINGS OFFACr and <br />CONCLUSIONS AT LAW concerning said proposed rezone and preliminary plat: <br />
