Pres cribe d a ll owable building/developme nt env elop es for each cabin site and <br />rec rea tional lot wi ll con t rol clearing and provide sc reening fo r privacy between units , while <br />maintaining the forested character of the Resort. <br />Design Guidelines <br />The Design Guidelines for the development of MountainStar inc lude the following: <br />Exte ri or Co lors. Stains or opaque and semi-opaque paints are to be used to protect wood from <br />we athe ring , to give it a more refi ned textu re and to ach iev e a darker hue. Clear finishes and <br />stain s may be ap propriate on lo g an d ,natur.a l wood el emen ts. <br />Exter ior Wal ls and T rim s. The pred omin ant materia ls to be used for exte ri or walls at Sunc adia <br />are to be wood an d stone . Stucco Is to be used paring ly al Sunca dia and o nly as an acce nt <br />material. Owners may propose use of other materials fo r co ns ideration by the DRC. The <br />aesthetic merits of any combination of exterior materials are subject to review and approval by <br />the DRC in order to maintain the architectural consistency of the visual experience at Suncadia. <br />Sit e and Landscape Design .
